How a KRB Remodel Actually Works

Most people have never hired a general contractor before. That isn't a knock — it just isn't something you do often. It's also why the most common question we get isn't about tile or cabinets.

It's: what actually happens next?

Here is the whole thing, first phone call to final walkthrough. We've written it out in detail on purpose. The part homeowners dread about remodeling isn't the work — it's the surprises.

Step 01

You call us

The phone is the easiest way to reach us. The form on this site works too, and it lands in the same place.

We'll ask you three things: what you're looking to have done, where you're located, and how you heard about us. That's it. No pitch, no pressure — the first call is a conversation about what you want and whether we're the right people to do it.

We respond to calls and emails within 24 hours, and usually inside the hour.

People call us for all kinds of reasons:

A water leak, and a remediation company has finished — now the house needs putting back together

Cabinetry that needs repairing or replacing, in a kitchen, laundry room or bath

General repairs around the house that have been waiting

A full kitchen, bathroom, addition or whole-home remodel

And often enough: people who found us for one of the above and didn't realize we're a licensed general contractor who can handle the entire project.

Step 02

A free on-site consultation

If you want to keep going, we book a site visit. We schedule it the day you call — usually within a few days, a week at the outside.

What happens at your visit

Before we arrive, it helps to have a sense of the space and what you want from it. It does not have to be a finished plan. Some clients arrive with a binder of tear-sheets and exact measurements. Others say “I hate this bathroom and I don't know why.” Both are fine. We have an in-house designer, and we can take you from the very beginning to the very end.

When we get there, we start with the practical things — how we'd access the home, where the work sits in relation to the rest of the house, and whether you have pets we need to plan around. Then Kayla photographs and measures the space.

You'll see the same faces each time. Site visits are run by Tasha, Kayla, Jason or Brandon, and we follow the same steps every visit.

Step 03

Design and 3D renderings

This is the part most homeowners don't know exists until they're in it, and it's the part they tend to enjoy most.

We use three tools, and you see two of them:

Render — LiDAR scanning that captures your space and its dimensions quickly. This one is for us; it's how we get accurate numbers fast.

2020 — our kitchen and cabinetry design software. You'll see the layout and full 3D renderings of your own room.

Chief Architect — for larger structural projects and additions. You'll see these drawings too.

You get to walk through your kitchen before demo day. Design work is covered by a Design Agreement and incurs a fee — we'll tell you what it is before you commit. For additions, we partner with an architect, and either way you end up holding permit-ready documents and a finished project schedule.

Step 04

Your options, and a proposal with every line showing

We normally put one or two designs in front of you, and which two depends on your budget.

Often, that means your full wish list, along with a more budget-conscious version of the same room. Most people land somewhere in the middle. Some see the larger design, decide it's what they actually want, and find the money. A few go with the leaner option. That's your decision to make with real numbers in front of you — not ours to make for you.

Your proposal for a kitchen remodel includes:

The 2020 design and 3D renderings

A line-item proposal — cabinets, plumbing, labor, painting, electrical, itemized individually

Permits, and copies of them

The project schedule, start to finish

Access to JobTread, where you can see the schedule and daily progress photos

Every cost is broken out. You won't find a lump sum labeled “materials.” Hidden costs are one of the three things we built this process to eliminate.

For selections, you get a concierge showroom experience — we walk you through materials, and if what you want lives in a third-party warehouse, we'll go there with you.

Step 05

Your approval

Nothing starts until you sign the proposal, agreeing to both the total amount and the scope of work.

Before the work begins

Once that's signed, the schedule is finalized, a porta-potty goes on site, and demolition gets ready to begin.

Step 06

While the work happens

Two things run in parallel: we protect your home, and we keep you in the loop.

Protecting the house. Ram Board goes down over floors. Stairways get bubble-wrapped. We'll ask you to take paintings and valuables off the walls before we start — an accidental bump is the sort of thing that's easy to prevent and impossible to undo.

Communication and your project team

Nightly calls. Tasha calls every client, every night the job is running. How did today feel? Any questions, anything you noticed? Whatever comes up goes to the crew before the next morning. This is the single thing our clients mention most.

Who's actually in your house:

Vetted subcontractors — licensed, bonded and insured

W2 field employees who receive full benefits, not day labor

Tasha coordinates every subcontractor and manages the schedule directly. If your kitchen is out of commission, we build you a temporary one. Once you've signed, your job is to live your life while we run ours.

Step 07

Punch walkthrough and handoff

When the work is done, we walk the finished space with you and build a punch list together.

We hold back a portion of the payment until every item on that list is completed correctly and you've signed off on it. That's deliberate. It keeps the incentive pointed the right direction all the way to the last detail.

A finished space, ready for you

Before we hand the space back, a professional cleaning crew comes through. You should walk into a finished room, not a construction site that's been swept.

We go over how the warranty works at the very beginning of the project, and we review care and maintenance for your new finishes at the end.

Step 08

After we leave

You get a follow-up email, your warranty documents, and your invoices — including copies for tax purposes if you'd rather not pull them out of JobTread yourself.

Staying in touch

Then we check in. And if you're happy, we'll ask you for a review or a video testimonial — never before.
